Summary of how the Salt Lake County Utah housing market performed in the 3rd quarter 2018.
3rd Quarter 2018 Housing Market Update
While home prices continued to climb in the 3rd quarter 2018, there was a definite slowdown in the pace at which they climbed. Year on year the sales price for a home in Salt Lake County increased 10.82% to stand at $323,250, but that was only a slight increase on the 2nd quarters median sales price of $320,000. The number of properties sold in the quarter was pretty much unchanged, with 4886 sales, a drop of just 0.18%. Median days on market before a property went under contract climbed just 1 day, to stand at 14 days.
Single Family Home Sales
Continuing the theme mentioned above single-family home prices saw a slowdown in their sales price appreciation. The median sales price for the 3rd quarter stood at $360,000, an increase of 9.44%, but just $1,389 more than the 2nd quarter. The number of homes sold was ever so slightly down, declining 0.87% with 3,543 sales. Days on market ticked up by 1 to stand at 15 days.
Condo Home Sales
Not to sound like a broken record, but the condo market followed along the same lines. Sales prices were up 12.37% to stand at $211,150, but compared to the 2nd quarter they were only up $1,847. The real difference was in the number of condos sold which declined 7.56% with 587 sales in the quarter. Even with the decline in sales the days on market remained at 10 days, which is a very strong number.
