The condition of a property can influence your offer price but this is not always the case. Take the situation where the seller knows that their property is not in the best condition and so reflects this in the listing price, in this case the condition has already been taken into account. In other situations the seller may list their property at the going rate for similar size / style of homes even if their property is not in has good condition as comparable properties. In other words you and your Realtor will need to decide if the condition has already been accounted for in the listing price.
