Types of Home Listing Contracts

Usually a home is sold using the 'Exclusive Right to Sell' type of contract, but there are other types of contract that are occasionally used.

Open Listing Contract

This is usually used by FSBO's (For Sale By Owners) when they are willing to pay a Realtor commission if they produce a buyer. If the buyer comes from another source then the Realtor is not paid. Because of this Realtors are reluctant to take these listings, and even if they do they will probably just place the listing on the MLS and perform no other kind of marketing.
