Summary of how the Salt Lake County Utah housing market performed in the first quarter 2014.
1st Quarter 2014 Housing Market Update
Home prices continued their upward momentum in the first quarter 2014, with just 3 Salt Lake County zip codes seeing the median sales price drop for single family homes. The area experiencing the most increase was Holladay 84124 which increased 24.02% when compared to Q1 2013. The worst performing area was somewhat of a surprise, with the Avenues 84103 area falling 9.7%.
If we look at single family home sales data for the entire county we can see a slightly different picture. While sales prices were up 7.93% to $245,000, the number of homes sold was down 5.11%, and the median days on market (how long it took to sell a home) climbed 57% to 52 days. While this is not a drastic downturn it does highlight the slowdown in the real estate market that we started to see in the 3rd quarter of last year.
The condo market shows similar results, with median sales prices climbing 8.7% to $146,750, but with 11.32% fewer condo sales, which took a median of 54 days to sell (an increase of 25%).
