Summary of how the Salt Lake County Utah housing market performed in the second quarter 2014.
2nd Quarter 2014 Housing Market Update
Home price appreciation in Salt Lake County slowed to 2% in the 2nd quarter 2014. The median home price for a single family home stood at $255,000, which is only slightly below the peak level seen last in the 2nd quarter 2007 when it hit $256,000. The number of homes sold 9.62% with 3242 homes sold.
Condo sales faired pretty much the same as single family homes. The median condo sales price climbed 3.01% to $154,000. This is the highest level since the peak of $162,113 seen in the 2nd quarter 2009. Condo sales declined less than single family home sales, dropping 3.1% with 438 condo sales in the quarter.
Combines single family home and condo sales were taking longer, with the median days on market climbing to 27 days (this is still a pretty good number).
While no one can determine what the real estate market will do in the future, it is clear that first time home buyer affordable is impacting the market, with some buyers being priced out of the market.
