Summary of how the Salt Lake County Utah housing market performed in the fourth quarter 2019 which saw more home price appreciation and a tightening housing inventory.
2019 4th Quarter Housing Market Update
The 4th quarter of 2019 saw the Salt Lake County housing market continue with its grind upwards. Median sales prices again rose, going up 8.09% to sit at $347,500 (this was across all property types). The market continued to tighten, with fewer new listings (down 16%), but more sales (up 1.71%). Homes were taking slightly longer to sell with the median days on market of 29 days, up 11.54%.
Single Family Home Sales
Single-family home prices climbed 8.03% to $383,500. Trends followed the overall trend of fewer homes being listed for sale (down 18%) but more sales in the quarter (up 2.81%). Just like the overall figures, single-family homes did take slightly longer to sell with a DOM of 31 days up 10.71%.
Condo Home Sales
Condos experienced the most gains in the quarter with a 10.18% increase in median sales prices to sit at $236,000. There was a sharp drop off in the number of condos listed for sale which declined 30%, and unlike single-family homes, there were also fewer sales which declined 12%. The time it took to put a condo under contract saw a sharp climb to 24 days (still very fast).
