2019 3rd Quarter Housing Market Update
Home prices continued to show strong appreciation in the 3rd quarter 2019. The median sales price for a home hit another record high reaching $348,000, an increase of 7.74% over the same time last year (last quarter was $345,000). There were slightly more homes sold in the quarter (up 1.87%) but they were taking longer to sell (22 days up over 57%). The stat that should out was the number of homes listed in the quarter which saw a shape decline of 8.59%. This decline in listings makes for a tighter market and continues to help drive up home prices.
Single Family Home Sales
For single-family homes the median sales price increased 6.94% (compared to 3rd quarter 2018) to stand at $385,000, but interestingly was unchanged when compared to last quarter. There were fewer homes coming on the market with 4504 new listings a drop of 8.19% and a slight increase in the number of homes sold 3,683 up 1.66%. Homes were also takjing longer to sell with a median of 23 days (still a strong number) which was up 53.33%.
Condo Home Sales
The condo real estate market was the strongest segment in the quarter. Condo prices hit a new high of $230,633, up an impressive 9.30%. This was fueled by the sharp 16.54% decline in new condo listings. Fewer listings usually means fewer sales and this showed with sales declining 5.21%. Condos sold fast talking just 20 days to go under contract, but this was twice as slow as last year.
