1st Quarter 2018 Housing Market Update
The housing market experienced another strong quarter at the start of 2018. The Salt Lake County median sales price increased 10.53% in the quarter, breaking through the $300,000 barrier for the first time to stand at $303,950. The trend over the last couple of years saw fewer homes coming onto the market in the first quarter, but this changed this year (this might have something to do with the mild weather) with a slight increase of 3.27%, a welcome sight for home buyers who have been struggling with low inventory levels. With more new listings came more sales, which saw a 4.77% increase compared to 2017.
Single Family Home Sales
Single-family home prices continued their upward trajectory climbing 13.07% to stand at $344,850. There was a slight increase in the number of new listings, which increased 2.3% to 3,694. Another positive sign saw the time taken to sell a home falling 4.17% to stand at 23 days, a very strong number for this time of year.
Condo Home Sales
The condo sales price set a new record, with the median sale price breaking through the $200,000 mark, climbing 12.91% to $205,780. While there was a slight increase in the number of new condo listings (up 3.67%), there was a large jump in the number of units sold, up 15.05% in the quarter. The days on market value remained very strong even with a slight tick up going from 11 to 12 days.
